PUBLIC NOTICE
Please take notice that AB III, LLC ("Applicant") has filed an application for development with the Borough of Stratford Joint Land Use Board ("Board") regarding real property located at 21 S. White Horse Pike, which is designated as block 52, lot 5 on the municipal tax map. The Property is currently improved with a Burger King fast-food restaurant with one drive-thru lane. The Applicant seeks minor site plan approval to add a second drive-thru lane; add new signage; replace the existing canopy, menu board, and speaker post; re-stripe a portion of the parking lot and add directional pavement markings. This is part of a national remodeling campaign called "Burger King of Tomorrow." The proposed changes will reduce the existing impervious area by 326 s.f.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 17.60.050(B) permits one façade sign. The Applicant proposes two façade signs.
2. Section 17.60.050(C) permits one freestanding sign. The Applicant proposes 2 freestanding signs.
3. Section 17.60.050(C) permits a maximum freestanding sign area of 25 s.f. The Applicant proposes a freestanding sign area of 97 s.f.
4. Section 17.60.050(C) permits a maximum freestanding sign height of 17 ft. The applicant proposes a freestanding sign height of 25 ft.
5. Section 17.68.010(I)(1) requires a parking stall depth of 20 ft. The Applicant proposes a parking stall depth of 18 ft.
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on June 25, 2026 at 6:30 p.m. in-person at the Borough of Stratford, Public Safety Building, 315 Union Avenue, Stratford, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Township Municipal Building, 307 Union Avenue, Stratford, New Jersey, and is available for public inspection during regular business hours.
