TAKE NOTICE that on the 15th day of July, 2026, at 7:00 p.m. a hearing will be held before the Hopewell Township Land Use Board at the Municipal Building located at 590 Shiloh Pike, Bridgeton, New Jersey 08302 and when the application is called you may appear either in person or by agent or attorney and present any objections you may have to the granting of the relief sought in the petition.
The Property in question is located at 3 Townsend Avenue, Hopewell Township, in the Highway Commercial zone, and is also known as Block 53, Lots 1 and 2. The following relief is being sought:
Minor site plan approval for an automobile sales and service business, including bulk variances for pre-existing non-conforming attributes (a) lot area of 0.58 acres where 4 acres is required, (b) lot width of 100 feet where 400 feet is required, (c) front yard building setback of 52.3 feet where 100 feet is required, (d) side yard building setback of 8.6 feet where 25 feet is required, and (e) lot coverage of 80% where 50% is allowed, variance to use existing curbing, variance to create 9' x 20' parking spaces where 10' x 20' are requires, variance to provide 9 non-display parking spaces where 25 are required, and any and all additional variances and waiver that the Board may find to be required.
