PUBLIC NOTICE
Please take notice that Thomas and Maureen Leary (collectively, the "Applicant") has filed an application for development with the Borough of Oaklyn Planning Board ("Board") regarding real property located at 1015 Maple Avenue and designated as block 32, lot 7.02 on the municipal tax map. The property is located in the R-1 residential zoning district and is currently improved with a one-and-one-half-story single-family home, detached garage and associated improvements. On or around September 1, 2025, the home suffered significant fire damage. The Applicant seeks approval to renovate the home and construct a full second-story addition within the footprint of the existing structure. The Applicant also proposes to construct an approximately 70 sf front porch at the front left corner of their home.
The Applicant seeks approval of the following variance under the municipal land use ordinance:
1. 125 Attachment 1 states a minimum side yard setback of 10 feet is required. The existing and proposed side yard setback along the northern property line is 5 feet. The Applicant seeks a variance to (i) construct a small front porch to be set back 5 feet from the northern lot line (consistent with the existing home) and (ii) construct a second story addition within the existing footprint of the home, a portion of which will be located within the northern side yard setback.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on July 16, 2026 at 7:00 p.m. in-person at the Borough of Oaklyn, Municipal Building, 500 White Horse Pike, Oaklyn, NJ 08107, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Borough of Oaklyn, Municipal Building, 500 White Horse Pike, Oaklyn, NJ 08107, and is available for public inspection during regular business hours.
