PUBLIC NOTICE
Please take notice that Community Developers LLC ("Applicant") has filed an application for development with the Borough of Haddon Heights Planning and Zoning Board ("Board") regarding real property located at 1520 Sycamore Street and designated as Block 96, Lot 6 on the municipal tax map. The property is located in the R-5 residential zoning district and is currently improved with an existing one-story single-family home. The Applicant seeks variance approval to construct a new second story onto the existing home, directly above the existing footprint.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 450-40(D) states a minimum side yard setback of 8 feet is required per side. The west side contains a side yard setback of 5.1 feet. The Applicant proposes to extend the existing 5.1 foot setback to the second story.
2. Section 450-40(D) states a minimum side yard setback (combined) of 20 feet is required. The existing side yard setback (combined) is 17 feet. The Applicant proposes to extend the existing setback to the second story.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on July 16, 2026 at 7:00 p.m. in-person in the Haddon Heights Community Center located at 321 Seventh Avenue, Haddon Heights, New Jersey 08035, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Construction Office located at Borough Hall, Clerk's Office, 625 Station Avenue, 2nd Floor, Haddon Heights, New Jersey 08035 and is available for public inspection during regular business days and hours. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
