PUBLIC NOTICE PLEASE TAKE NOTICE that on the 20th of July, 2026 at 7:30 P.M. at the Municipal Building, 65 Mount Hope Road, Rockaway Township, New Jersey, the Planning Board of the Township of Rockaway will hold a public meeting on the development application filed by West Union Turnpike, LLC and Pondview Estates, Inc. (jointly, the "Applicant") for the property located at Block 11501, Lots 25 and Lot 47.01 (f/k/a as a portion of Lot 47) on the Official Tax Map of the Township of Rockaway, at which time and place all interested persons will be given an opportunity to be heard. Block 11501, Lot 25 is commonly known as 160 Union Turnpike in the Township. Block 11501, Lots 41, 45 and 47.01 and 47.02 (f/k/a Lot 47) comprise the Pondview Estates development. The Applicant seeks minor site plan approval for certain exterior improvements to Block 11501, Lot 25. Lot 25 is improved with an existing restaurant building and related site improvements. The exterior improvements include a side entry door, landing and steps. The Applicant has also installed a new AC unit and constructed a pedestrian walkway connecting Lot 25 to the Pondview Estates development (Lot 47.01). A portion of the exterior improvements encroach into Lot 47.01. The existing impervious coverage on Lot 25 is 60.83% where 25% is permitted. The application proposes a de minimis 0.21% increase to the existing impervious coverage for a total impervious coverage of 61.04%. To the extent required by the Planning Board, the Applicant seeks bulk variance relief for this de minimis increase to the impervious coverage for Lot 25. The Applicant further seeks all relief including, but not limited to, any approvals, variances, waivers and/or exceptions that the Planning Board may deem necessary in connection with the application. A copy of the materials submitted in support of this application are on file with the Planning Board Secretary of the Township of Rockaway and may be inspected during regular business hours at the Planning Board office located at 65 Mount Hope Road, Rockaway Township, New Jersey, by all interested parties prior to said meeting.
