PUBLIC NOTICE
PLEASE TAKE NOTICE that on Wednesday July 22nd, 2026 at 6:30 p.m., the Zoning Board of the City of South Amboy will hold a public hearing on the application of Rockland National Development, LLC. The public hearing will be held in the Council Chambers, City Hall, 140 North Broadway, South Amboy, New Jersey. The premises which is the subject of the application is located at 211 First Street, South Amboy, New Jersey, and is located in the RA zone. Said premises is also known as Block 51, Lot 10 on the tax map of the City of South Amboy. The application is for minor site plan approval, to permit the use of the aforementioned premises as a single family residence.
The Application also requests approval of the following variances and/or waivers of the design and/or submission requirements of the use and/or design standards of the applicable South Amboy land development ordinances: Maximum Dwelling Units Per Acre, where 8.71 du/ac is required and 24.54 du/ac is proposed;
The Application also requests approval of the following variances and/or waivers of the design and/or submission requirements of the bulk and/or design standards of the applicable South Amboy land development ordinances: Minimum Lot Area, where 5,000 sf is required and 1,775 sf is proposed; Minimum Lot Depth, where 100 ft is required and 35.5 ft is proposed; Minimum Front Yard Setback, where 25 ft is required and 0.4 ft out is proposed; Minimum One Side Yard Setback, where 5 ft is required and 1.10 ft is proposed; Minimum Total Side Yard Setback, where 10 ft is required, and 8.90 ft is proposed; Minimum Read Yard Setback, where 25 ft is required and 3 .1 ft is proposed; Maximum Lot Coverage, where 25% is required and 69.05% is proposed; Maximum Lot Impervious Coverage, where 60% is required and 81.01 % is proposed; Minimum Landscape Coverage, where 40% is required and 18.99% is proposed; Minimum OffStreet Parking Spaces, where 2 are required, and 1 is proposed (subject to waiver). The requested waivers are for Minimum Driveway Setback, where 2 ft is required and 0.3 ft over is proposed.
The applicant also intends to request at the hearing such other bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials. The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Engineering and are available for public inspection located at 104 North Broadway, South Amboy, New Jersey, Monday through Friday, during normal business hours. Any interested party or their attorney may appear at the aforesaid hearing and be given an opportunity to be heard with respect to the aforesaid application.
