PUBLIC NOTICE
WESTWOOD PLANNING BOARD
MEETING FOR CONSIDERATION OF APPLICATION
PLEASE TAKE NOTICE that on Thursday, June 11, 2026, commencing at 8:00 p.m., or soon thereafter as the matter may be called for hearing, the undersigned, Adam Nowak, ("Applicant/Owner"), shall appear before Westwood Planning Board located in the Hearing Room at the Westwood Municipal Complex, 101 Washington Avenue, Westwood, New Jersey 07675, to present his proposed development application. Applicant seeks approval to subdivide one oversized lot into two undersized lots and demonstrate the viability of developing each undersized lot within the prescribed zoning bulk requirements. Development will consist of two single family residences.
The premises/project location is known as 80 Sand Rd., Westwood, New Jersey and designated as Block 1801, Lot 7.01 on the Tax Assessment Map of the Borough of Westwood. The property is located in the R1 Zone of the Borough of Westwood. This lot is a pre-existing, conforming lot in the zone. This property previously housed a single family residence.
The Applicant shall seek the following specific variances(s.) from the Westwood Planning Board, respectfully as follows:
1) Section 195-109 – The area and bulk regulations which control development in each district are set forth in Schedule A, which states a minimum required lot area of 7,500 sq. ft. shall be 5,457.7 sq. ft. 5,500 sq. ft. for the proposed two new lots.
2) Section 195-109 – The area and bulk regulations which control development in each district are set forth in Schedule A, which states a minimum required lot width of 75 ft. shall be 50.1 ft. and 50.0 ft. for the proposed two new lots.
The Applicant also requests such other variances, waivers from design standards, exceptions and/or interpretations required or made by Westwood Planning Board and/or including confirmation of pre-existing non-conformities, respectively, relating to this application.
This notice is given to you by the Applicant by order of the Planning Board. The application, plans and other pertinent documents are on file at the Westwood Municipal Complex Building Department in the Borough Hall between 8:00 A.M. and 1:00 P.M., Monday through Friday.
This notice is also being provided to owners of property within 200 feet of the Applicant's property and utilities servicing of the Borough of Westwood, as shown on the list provided by the Borough of Westwood.
Any person wishing to offer testimony either as favoring, opposing or commenting upon this application may appear in person when the case is called before the Westwood Planning Board.
