YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Zoning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on April 13, 2026 at 7:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Peace Realty Holdings, LLC (the "Applicant") for the following approvals:
The subject property is located at Block 774.03 Lot 2.08 at Ashley Avenue in the Township of Lakewood in the R-10 (Single-Family Residential) Zone (the "Property").
Applicant seeks the following:
Bulk Variance relief to construct a new single-family home on the Property.
In the R-10 Zone, the minimum required lot width is seventy-five (75) feet. The existing lot has a lot width of 64.99 feet and hence Applicant requests a variance for this existing condition.
In the R-10 Zone the minimum required side-yard setback for one side is ten (10) feet and the minimum required aggregate side-yard setback is twenty (20) feet . Applicant proposes a side-yard setback of six (6) feet for one side and aggregate side-yard setback of 13 feet and hence requests variances for same. Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans.
