PUBLIC HEARING NOTICE
Please Take Notice That Amanda Sciove has applied to the ZONING BOARD OF THE TOWNSHIP OF MANALAPAN for a variance from the Manalapan Township Land Use Ordinance:
Section 95-7.24C - FENCES: SETBACK REQUIREMENTS IN RESIDENTIAL ZONE DISTRICTS
ZONING DISTRICT: R-20 - SINGLE FAMILY RESIDENTIAL
REASON (include proposed work and cite Zoning Officer's denials)
95-7.24.C - In residential zones, fences shall not exceed 3 feet in height in a front yard; pursuant to 95-5.1(Ex. 5-1), the minimum required front setback for properties in the R-20 Zone is 60 feet. A fence, apparently solid and 6 feet high is proposed with a front setback of 25 feet from the easterly front lot line.
I, the applicant reserve the right to request approval for any and all other variances or design waivers deemed necessary by the Board or its professionals before or during the public hearing on the premises located on 26 Greenfield Rd, Manalapan NJ 07726 known as BLOCK 1712 LOT 5 on the Tax Map of Manalapan Township. This application is now on the Secretary's Calendar and a Public Hearing has been scheduled for Thursday evening, January 29, 2026 at 7:30 p.m., prevailing time, in the Township Hall Court Room located at 120 Route 522, Manalapan, New Jersey, at which time you may appear either in person or by agent or attorney and present any comments which you may have to the granting of this variance application.
All documents relating to this application may be inspected by the public between the hours of 9:00 a.m. and 3:00 p.m. in the office of the Administrative Officer to the Planning Board and the Zoning Board in the Municipal Building Complex, 120 Route 522 Manalapan Township, New Jersey.
