FOR THE PROPERTY LOCATED AT 916A–918 WEST SIDE AVENUE, JERSEY CITY, NEW JERSEY
ALSO IDENTIFIED AS BLOCK 12001, LOTS 34 AND 35
PLEASE TAKE NOTICE, pursuant to N.J.S.A. 40:55D-12, that Prashant Shah (Applicant) has applied to the Planning Board of the City of Jersey City (the "Planning Board") for Minor Site Plan approval with "c" variances for the demolition of existing structures on the lots and to construct a three (3) story building containing nine (9) dwelling units and five (5) bicycle parking spaces, along with an Accessory Dwelling Unit (ADU) in the rear of the property utilizing the Affordable Housing Overlay.
The premises are known as 916A-918 West Side Avenue, Block 12001, Lots 34 and 35, Jersey City, New Jersey. The property is located within the R-1 Neighborhood Housing District pursuant to the Jersey City Zoning Map and is regulated by the Jersey City Land Development Ordinance (JC LDO).
The property consists of approximately 3,334 square feet. The site presently contains two existing two-story buildings, each with two (2) dwelling units, and no off-street parking. The site is located adjacent to the Holy Name Cemetery & Mausoleum, approximately a 14-minute walk from Lincoln Park, and approximately a 16-minute walk from the Journal Square PATH Station.
The Applicant seeks to demolish the existing structures and construct a three (3) story building with nine (9) dwelling units and five (5) bicycle parking spaces. The Applicant also proposes to construct an Accessory Dwelling Unit (ADU) at the rear of the property utilizing the Affordable Housing Overlay. Conditional use approval is required.
As part of the application, the Applicant is seeking the following relief from the Jersey City Planning Board:
1. A variance pursuant to N.J.S.A. 40:55D-(c) for the location of bike parking.
2. Any additional approvals, permits, variances, interpretations, waivers, or exceptions that may be required.
