YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Planning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on January 20, 2026 at 6:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Prospect Development Group LLC (the "Applicant") for the following approvals:
The subject property is located at Eighth Street and Route 9 at Block 96, Lot 1, in the Township of Lakewood in the R-OP (Residential Office Park ) Zone (the "Property").
Applicant seeks the following:
Preliminary and Final Major Subdivision Approval to construct four (4) new duplex structures on eight (8) zero lot line lots.In the R-OP Zone, duplexes are permitted on lot sizes of 10,000 square feet. Applicant is proposing smaller lot sizes on lots that range from 7,466 square feet to 9,860 square feet and hence requests a variance for same.In the R-OP Zone, the minimum required front yard setback to Route 9 is seventy five (75) feet. Applicant proposes a setback of twenty five (25) feet to Route 9 and hence requests a variance for same.In the R-OP Zone, the minimum required side yard setback is seven (7) feet. Applicant proposes side yard setbacks of five (5) feet and hence requests a variance for same.In the R-OP Zone, the maximum permitted lot coverage is thirty (30%) per cent. The combination of all proposed duplex lots exceeds the maximum required lot coverage and hence Applicant requests a variance for same. Applicant requests lot coverage of Thirty-six percent (36%) for the combination of proposed Lots 1 and 2, Forty-three percent (43%) for the combination of proposed Lots 3 and 4, Thirty-seven percent (37%) for the combination of proposed Lots 5 and 6, Thirty-three percent (33%) for the combination of proposed Lots 7 and 8. Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans.
