Public Hearing Notice
Please take notice that a public hearing will be held by the Bordentown Township Planning Board , a joint board, ("Board") at 7:00 p.m. on June 25, 2026 at the Bordentown Township Municipal Building located at 1 Municipal Drive, Bordentown, New Jersey 08505.
The purpose of this hearing is to consider the application of Solidroot Holdings, LLC ("Applicant") for preliminary and final major site plan approval and variance relief to utilize the subject property for its deck business. The business focusses on the construction, design and maintenance of decks. The subject property is located at 270 Route 130, Bordentown Township, Burlington County, New Jersey a/k/a Block 127, Lot 2 on the Bordentown Township Tax Map (the "Property"). The Property is located in the SGRA Redevelopment Area of Bordentown Township.
There are three buildings on the Property. The main building will be used as office and sales space for prospective customers. The other two buildings will be utilized for the storage of materials. One of the buildings is not finished as it only has a roof but no walls. The Applicant proposes to erect walls around this storage building.
The applicant is seeking a variance for parking as 38 spaces are required and 31 are being proposed. The Applicant believes that 31 spaces will be more than adequate to accommodate both staff and prospective customers without adding the additional parking spaces. Dimensionally the property has a preexisting nonconformity. The minimum required front yard is 30 feet and 25.3 feet exists, which is not being changed. To the extent variance relief is needed for the pre-existing nonconformity, that relief is also requested.
The Applicant is also requesting any additional variances (use or bulk), conditional uses, waivers, exceptions or any and all other relief determined to be necessary by the Board during its review and processing of this application.
Any interested party may appear at this hearing in person or by attorney and participate in accordance with the rules of the Board.
Prior to the commencement of the PUBLIC HEARING, the Planning Board will make a copy of the agenda available to the public for download at http://www.bordentowntownship.com/pb_agendas. The application plans, and related supporting materials will be available for public inspection at the Township Community Development Office in the Municipal Building located at 1 Municipal Drive, Bordentown, New Jersey 08505 during regular business hours between 8:30 am and 4:30 pm, Monday through Friday (excluding holidays) at least ten (10) days before the public hearing. Further take notice that said Planning Board may at its discretion, adjourn, postpone, or continue the said hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Planning Board Secretary concerning such adjournments, postponements, or continuations.
