Public Notice NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Village of Briarcliff Manor, New York, will hold a public hearing on Monday, October 6, 2025 at 7:30 p.m. in the William J. Vescio Community Center, 1 Library Road, Briarcliff Manor, at which time all persons with interest will be heard for and against an appeal by Eugene and Keri O'Shea, property located at 206 River Road identified on Village tax maps as Section 104, Plate 11, Block 1, and Lot 14, for an application to construct additions and alterations at an existing single-family dwelling is denied due to nonconformity Column 16 Maximum Height of Principal Building shall not be greater than 2 ½ stories of Schedule 220 Attachment 2 of the Code of the Village of Briarcliff Manor where a 3rd story dormer is proposed, Column 17 Maximum Height of Principal Building of Schedule 220 Attachment 2 of the Code of the Village of Briarcliff Manor shall not be greater than 30 ft where 35 ft is proposed and Chapter 220, Attachment 2, Note 3 Maximum Gross Floor Area of the Code of the Village of Briarcliff Manor for single-family residential construction whereas the maximum allowed for this property is 5,349 square feet where a total of 6,680 square feet is proposed. This application is for an increase of 1,232 square feet where 1,331 square feet will be over the allowed GFA. The public will have an opportunity to attend the hearing in person or view and hear the meeting live and provide comments via Zoom videoconferencing. The public hearing will be recorded.
