PUBLIC NOTICE
A public hearing on Application # PBA-25-010 will be held by the Planning Board of the Township of Gloucester on Tuesday, October 14, 2025, at 7:00 p.m., at the Municipal Building, located at 1261 Chews-Landing Clementon Road at Hider Lane, Blackwood, New Jersey in the courtroom.
The object of the hearing will be to consider an application by the undersigned for the following reasons:
Preliminary and Final Major Site Plan Approval. Applicant is proposing that the property will continue to be used as a house of worship with the addition of an accessory building housing an indoor basketball court, along with parking and other site improvements. The new building will have a total area of 6,650 sf, 12 ft in height with a front property line setback of 45.12 ft, side property line setback of 10.7 ft, and existing building coverage of 4605 sf.
Variances and Waivers. The Applicant also proposes the following variances and/or waivers: Minimum Lot area – 2 acres required - 1.59 acres Existing and proposed; Minimum Lot Depth – 200 feet required – 5.04 feet existing and proposed; Principal Building – Minimum Front Yard – 50 feet required – 45.12 feet existing; Minimum Rear Yard – 35 feet required – 26.54 feet existing; Accessory Building - Minimum Front Yard – permitted N/A – 45.12 feet proposed; Minimum Side Yard – 20 feet required – 10.7 feet proposed; Maximum Height – 12 feet permitted – greater than 12 feet proposed; Parking Area Setback – From Front Property Line – 25 feet required – 0 feet existing and proposed; From Rear Property Line – 25 feet required – 0 feet existing and proposed; Parking Lot Coverage – 65% permitted – 49% (33,702 SF – 0.77 acres) Existing – 65% (45,028 SF- 1.03 acres) proposed; Parking – 59 parking Stalls required – 57 Parking Stalls existing – 50 Parking Stalls Proposed.
Proposed Indoor Basketball Court is ancillary to the existing Church use.
And any other variances/waivers that may be required for the Board to approve this application.
Location of the property: The property is in the IN (Institutional Zoning District) at 1125 S. Black Horse Pike, Gloucester Township, Plate 131.01, Block 13111, Lot 2
You are advised of this hearing because you are the owner of property within 200 feet and are required to be notified according to the law.
You are not required to appear at this hearing unless you wish to object to what the undersigned is requesting.
All written objections must be presented to the Planning Board Office at the address above before the hearing date.
Documents related to the application may be inspected by the public between the hours of
8:00 a.m. and 5:45 p.m., Monday through Thursday.
