PLEASE TAKE NOTICE that the undersigned has applied to the Township of Wayne, Passaic County, NJ, Zoning Board of Adjustment or Planning Board.
Project Description: PROJECT ADDRESS: 2 Crow Trail, Wayne, NJ 07470, BLOCK # 1317, LOT# 23. The application concerns the relocation of a pre-existing accessory structure (shed) at the subject property. The shed has been moved to a new location entirely within the property lines of the subject property to remedy a prior encroachment on neighboring property boundaries. The shed's new location results in the following reduced setbacks from the property lines: with two feet (2') of a side yard setback and eight inches (8") of a rear yard setback instead of a five foot (5') setback. The Applicant is therefore seeking a Bulk Variance to Ordinance section 134-34.2E(1) (Side Yard Setback). To allow a two feet (2') side yard setback where a five feet (5') setback is required. The applicant is also seeking a Bulk Variance to Ordinance section 134-34.2E(2) (Rear Yard Setback). To allow an eight inches (8") rear yard setback where a five feet (5') setback is required. The applicant also requests any and all other necessary variances, waivers, design standard exceptions or other relief from the Township of Wayne Land Development Ordinance as may be deemed necessary for this application. The subject property is located at 2 Crow Trail, Wayne NJ 07470 and is identified as Block 1317 Lot 23 by Township Tax Assessment Records. This application is on the referenced Board's public hearing agenda to be held November 3rd, 2025 at 7:30 p.m. at the Township of Wayne Council Chambers, Township Hall, 475 Valley Road, Wayne, N.J. 07470. Any interested person or persons shall have an opportunity to be heard upon such application, either by their own representation or by attorney. In addition, the Township intends to broadcast the meeting. Television access will be available on the local cable T.V. channel and on the Township's web site. The physical documents will continue to be kept on file in the office of the Planning Department, Municipal Building, 475 Valley Road, Wayne, New Jersey, and available for inspection by interested persons during regular office hours (8:30 a.m. to 4:30 p.m Monday through Friday and until 7:30pm Tuesdays); this notice is being sent to you by the applicant as required by the State of NJ's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
