PUBLIC NOTICE
A public hearing on Applications #556-SP and #25-23 will be held by the Zoning Board of the Township of Monroe on Monday, October 27, 2025 at 6:30 p.m., at the Municipal Building, located at 125 Virginia Avenue, Williamstown, New Jersey, on the first floor in the courtroom.
The object of the hearing will be to consider Use Variance, for Minor Site Plan and other variances or waivers as follows:
1. A Use Variance to allow for the addition of a 4,800 sf accessory storage building on property which is 4.528 acres, fronting on Glassboro Rd. (Rte 322), which is fully developed with a one story office building, one greenhouse/garden center building, multiple other accessory structures, asphalt driveways, contractor parking stalls and stockpile storage bins. The property is located in the BP, Business Park District.
2. Variances: Minimum front yard/building setback required is 75 feet; proposed 32.17 feet (pre-existing nonconforming condition). Minimum side yard setback required is 50 feet; proposed 16.29 feet. Minimum rear yard setback - required is 65 feet; proposed for accessory structure of 5 feet. Maximum lot coverage - maximum permitted is 25%; proposed 77.5%. Accessory Structure - not to exceed 1,081 sf; existing 16, 393 sf; proposed 21,193 sf.
3. Waivers - Several existing buildings are located within the required buffer. No curb along the property frontage to US Route 322. Pedestrian scale bollard type lighting along walks and at building entrances. No sidewalks along US Route 322 frontage.
Waiver of developer's agreement - all improvements are on site and any other variances or waivers coming before the Board that may be required to approve this application.

You are not required to appear at this hearing unless you wish to object to what the undersigned is requesting.
