PLEASE TAKE NOTICE that the applicant, Mavis Tire Supply LLC ("Applicant"), the lessee of the property located at 860 Union Mill Road, Township of Mount Laurel, New Jersey, also known as Block 605, Lot 24.01 on the Tax Assessment Map (hereafter referred to as the "Property"), has made application to the Mount Laurel Zoning Board of Adjustment for use variance, bulk variances and preliminary and final site plan approval, with submission waivers, to demolish the existing bank building and to construct a new Mavis Discount Tire Center building and parking lot on the Property in the NC Neighborhood Commercial Zone ("NC"). A use variance is required because the proposed Mavis Discount Tire Center and automotive service center is not permitted in the NC Zone. The Applicant also requests the following bulk variance relief: (i) minimum landscape buffer: 50 foot minimum required whereas 13.7 feet is proposed between the new parking lot and the southeasterly property line and 44 feet is proposed between the new trash enclosure and the northwesterly property line; (ii) minimum number of parking spaces: 73 spaces are required whereas 23 spaces are proposed; (iii) minimum front yard building setback: 30 feet is required, 28 feet exists to the existing shed whereas no change is proposed; (iv) maximum area for a freestanding sign: 36 square feet is permitted whereas 48.5 square feet is proposed; (v) maximum number of building façade signs: 1 façade sign is permitted whereas 3 façade signs are proposed; (vi) maximum area of façade signage: 40 square feet is permitted whereas 200 square feet of façade signage is proposed; (vii) a variance from providing a 12 foot x 20 foot short-term truck parking space since a dedicated loading area is not proposed on-site; and (viii) a variance from providing an off-street loading and unloading space on-site. The Applicant also requests any additional approvals, variances, waivers, exceptions or any other relief, which may be deemed necessary upon review of the application by the Zoning Board of Adjustment.
A public hearing to consider and take action on this application will be held by the Mount Laurel Zoning Board of Adjustment on November 5, 2025 at 6:00 p.m. in the Municipal Building Court Room located at 750 Centerton Road, Mount Laurel, N.J. 08054, at which time you may appear individually or by counsel and express your opinions either for or against the this application.
All documents relating to this application will be available for public review at least ten (10) days prior to the aforesaid meeting during regular business hours in the office of the Board Secretary located in the Municipal Building at 750 Centerton Road, Mount Laurel, N.J. 08054 and on the Township website. This notice is being sent to you by the Applicant as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
