CITY OF LINDEN
ZONING BOARD OF ADJUSTMENT
NOTICE TO INTERESTED PERSONS AND PROPERTY OWNERS WITHIN 200 FEET OF BLOCK 482, LOT 2 IN THE CITY OF LINDEN, UNION COUNTY, COMMONLY KNOWN AS 2210 EAST EDGAR ROAD, LINDEN, NEW JERSEY.
PLEASE TAKE NOTICE that on January 5, 2026, at 6:00 p.m. at the Linden City Hall, Planning Board Room, 3rd Fl., located at 301 North Wood Avenue, Linden, New Jersey, the Zoning Board of Adjustment of the City of Linden will hold a hearing on the application of GTA Developers & Builders, LLC, at which time and place all interested persons will be given an opportunity to be heard. The property in question is located in Block 482, Lot 2, as shown on the City of Linden Tax Map and is located in the C-2 (40') zone at 2210 East Edgar Road, Linden, New Jersey. The applicant is seeking the following approvals:
Applicant is seeking permission to convert a single family dwelling into a two (2) family dwelling by adding a second floor to the exiting 1.5 story frame dwelling and adding a two (2) story rear addition contrary to the requirements of Sections 31-4.1 Area, Yard and Bulk Regulations of the Linden Zoning Ordinance
The proposed building or use thereof is contrary to the Ordinance in the following particulars:

Minimum Lot Area: Required-6,000 s.f.; Proposed- 5,598 s.f., EXISTING.Lot Width: Required-60.0'; Proposed-55'-11", EXISTING.Front Yard Depth: Required 25 feet; EXISTING 6 feet 6 inches; Proposed 12 feet 6 inches.Side Yard Width: One side required 5 feet; EXISTING 2 feet 2 inches; proposed 2 feet 2 inches.
AND for such other variances, waivers, exceptions or permits or other relief that may be deemed to be necessary at the time of the hearing to allow the applicant's proposed use of the property, such relief will be considered as may come to the attention of the Zoning Board of Adjustment at the time of the hearing.
Copies of the application and plans are available for review at the Construction Code/Building Inspector's Office, 301 N. Wood Avenue, Linden, NJ, and may be inspected between the hours of 9:00 a.m. and 5:00 p.m.
