PLEASE TAKE NOTICE that the Applicant, New York SMSA Limited Partnership d/b/a Verizon Wireless ("Verizon Wireless"), the contract lessee of a portion of the property located at 401 Jackson Street, City of Hoboken, New Jersey, also known as Block 57, Lots 1.01 (includes additional Lot 7) on the Tax Assessment Map (hereafter referred to as the "Property"), has made application to the Hoboken Planning Board for bulk variances and minor site plan approval, with detail and submission waivers, to install a new FCC licensed wireless telecommunication facility on the rooftop of the existing 65 foot tall apartment building (i.e., 83 feet to the top of the tallest building bulkhead) on the Property in the C-3 Neighborhood Business District ("C-3 Zone"). The Verizon Wireless facility will include, but is not limited to, 12 panel antennas and 9 remote radioheads on the building rooftop at a maximum height of 73 feet and a 12 foot x 16 foot-3 inch equipment area on the building rooftop with stealth paneling around it which will reach a height of 77 feet. The equipment platform will support 1 equipment cabinet, 3 battery cabinets, 2 GPS antennas, 1 work light, a 200 amp main circuit breaker, and appurtenances. The facility will be an unmanned facility and will not require any permanent employees at the Property.
The proposed Verizon Wireless rooftop wireless telecommunication facility is a permitted accessory use in the C-3 Zone and a 5th Priority location pursuant to Section 196-35E(1)(i) of the City Zoning Ordinance requiring minor site plan approval. In addition to minor site plan approval, Verizon Wireless is requesting the following bulk variances: (1) bulk height variance from Sec. 196-35(H)(1)(c) to allow an equipment screen height of 12 feet above the roof slab whereas 8 feet above the roof slab is permitted; and (2) bulk variance relief for the existing rear yard non-conformity at the site (if required) since 40 feet is required and 0 feet exists to the apartment building whereas 35.5 feet is proposed to the Verizon Wireless rooftop antennas and 35.6 feet is proposed to the rooftop equipment area. Finally, Verizon Wireless requests any additional approvals, variances, waivers, exceptions or any other relief which may be deemed necessary upon review of the application by the Planning Board.
A public hearing to consider and take action on this application will be held by the Hoboken Planning Board on January 21, 2026 at 7:00 p.m. in the Ground Floor Conference Room of City Hall, 94 Washington Street, Hoboken, N.J. 07030.
