Please take notice that JPMorgan Chase Bank, N.A., the lessee of property known as 201 Route 72, West Berlin, New Jersey and known as Block 1203, Lots 9 & 10, on the Berlin Tax Assessment Map, has made application to the Township of Berlin Planning Board for minor site plan and variance approval to rebrand the existing bank building as a Chase Bank, complete certain ADA path of travel, lighting and other improvements and to install signage and related improvements. A variance is requested from Section 340-83.J(2) of the Township of Berlin zoning ordinance to permit the freestanding sign to be setback 5 feet from Route 73, rather than 10 feet, and from Section 340-82F which requires that freestanding signs have at least 6 feet of clearance above grade to allow the proposed sign to be at grade. The applicant will request any additional variances, waiver or other relief required by the Board after its review of this application.
The Berlin Planning Board has scheduled a public hearing to review the application on March 17, 2026 at 5:30 pm in the Courtroom of the Municipal Building, 135 Route 73 South, West Berlin, New Jersey 08091at which time you may appear if you wish to be heard with respect to this application. The plans and application forms for this project may be reviewed at the Planning Board office at the Municipal Building during normal business hours.
