BOROUGH OF RUMSON
ZONING BOARD OF ADJUSTMENT
PUBLIC NOTICE
PLEASE TAKE NOTICE THAT on the 25th day of June, 2026 at 7:30 pm at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey, the Zoning Board of Adjustment of the Borough of Rumson will hold a public hearing on the application of Britney Fox-Karnal, at which time all interested persons will be given an opportunity to be heard.
The location of the premises in question is in the R-1 Zone as shown on the Borough Tax Map, Block 86, Lot 12 and commonly known as 15 Sycamore Lane, Rumson, New Jersey. The Applicant is seeking approval for the following: Keep existing farm animal and shelters in a Rumson borough defined zone whereas single-family homes are permitted and farm animals are prohibited. Note that fences and associated structures (animal shelters) were constructed without permits.
The Applicant is applying for the following variances: Borough of Rumson Ordinances / Development Regulations: Chapter 5, Section 12.2 (Prohibited Animals): Farm animals are not permitted in a residential zone unless designated as a farm; Chapter 22, Schedule 5-1 (Zoning District Regulations): Accessory Structure Rear Yard Setback: 15 feet required, 8.3 feet existing; Accessory Structure Side Yard Setback: 15 feet required, 11.8 feet existing.
All persons interested in this application will be given ample opportunity to be heard at the above. A copy of the application and supporting documents are on file at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and can be examined on the Borough website (www.rumsonnj.gov) under the "Government" tab, then selecting "Zoning Board".
