Public Notice
Please take notice that on Monday the 13th of July at 6:00 pm, at the Borough of Beachwood Municipal Complex, located at 1600 Pinewald Road, Beachwood, New Jersey, the Borough of Beachwood Land Use Board will hold a public hearing on the application of the undersigned. At that time and place, all interested persons will be given the opportunity to be heard.
The application concerns property located in the R-B Zone, designated as Block 4.13, Lot 1, and commonly known as 21 Larboard St.
The applicant is seeking approval for the following:
- Minor subdivision
- Appropriate variances, see below
Existing Nonconformities
1. Minimum Rear Setback - where the ordinance requires a minimum rear setback of (30) feet, the existing single-family dwelling has a rear setback of (18.4) feet (Per ordinance Ch. #17-23.3d).
2. Minimum Distance Between Buildings - where the ordinance requires a minimum distance between buildings of (20) feet, the distance between the existing single-family dwelling and its accessory detached garage on Lot 1 (proposed lot 1.01) is (6.2) feet (Per ordinance Ch. #17-23.3d).
3. Accessory Building Minimum Rear Setback - where the ordinance requires an accessory structure have a minimum rear setback of (5) feet, the existing detached garage has a rear setback of (2.6) feet (Per ordinance Ch. #17-23.3d).
Variance(s)
1. Minimum Lot Depth - where the ordinance requires a minimum lot depth of (100) feet, the Applicant proposes an (80) foot lot depth for proposed Lots 1.01 and 1.02 (Per ordinance Ch. #17-23.3d).
2. Maximum D.U. per Acre (Density (d(5)) Variance) - where the ordinance permits a maximum dwelling units per acre of (4.5), the Applicant proposes (5.5) dwelling units per acre, requiring a d(5) density variance (Per ordinance Ch. #17-23.3d).
