NOTICE OF HEARING
MANSFIELD TOWNSHIP LAND USE BOARD
MANSFIELD TOWNSHIP, WARREN COUNTY, NEW JERSEY
PLEASE TAKE NOTICE that on Monday, July 20, 2026 at 7:30 p.m., the Mansfield Township Land Use Board will conduct a public hearing in the Municipal Building located at 100 Port Murray Road, Port Murray NJ 07865, to consider the application of Mr. Charles Matarazzo, Jr. concerning the property known as Lot 1 in Block 2710 which is located at the intersection of Adams Street, Jackson Street and Asbury Anderson Road. The property is located within the R-2 Residential Zone.
The applicant is seeking Bulk Variances for the construction of a new home on the vacant property.
A Variance is required from Mansfield Township Ordinance 363-30 because the existing lot size is 7,487.23 s.f. and a lot size of 22,000 s.f. is required in the R-2 zone (existing non-conformance).
A Variance is required from Mansfield Township Ordinance 363-30 because the existing lot width is 89.53 ft. and a lot width of 110 ft. is required in the R-2 zone (existing non-conformance).
A Variance is required from Mansfield Township Ordinance 363-30 because the existing lot depth is 80 ft. and a lot depth of 150 ft. is required in the R-2 zone (existing non-conformance).
A Variance is required from Mansfield Township Ordinance 363-30 because the proposed sideyard setback is 6.0 ft. and a sideyard setback of 20 ft. is required in the R-2 zone.
A Variance is required from Mansfield Township Ordinance 363-30 because the proposed combined sideyard setback is 6.0 ft. and a combined sideyard setback of 44.0 ft. is required in the R-2 zone.
A Variance is required from Mansfield Township Ordinance 363-30 because the proposed frontyard setback is 19.0 ft. (to Adams Street); 24.0 ft. (to Asbury Anderson Road), and a frontyard setback of 50 ft. is required in the R-2 zone
In addition, the applicant will request such variances, waivers, permits, approvals, or licenses that are deemed necessary or appropriate by the Applicant or Land Use Board.
This application is scheduled for a public hearing with the Mansfield Township Land Use Board for Monday July 20, 2026 at the Mansfield Township Municipal Building, 100 Port Murray Road, Port Murray NJ 07865. Members of the public interested in asking questions, providing comments, or offering evidence concerning the application can do so during the public hearing. You or your attorney may appear in person. When the case is called, you or your attorney may present any evidence you may have regarding the application. The matter will be heard on the above date, or any adjourned date designated by the Land Use Board at this public meeting without additional notice. The maps, plans, plats and application for which approval is being sought are on file with the Land Use Board Administrator and are available for inspection at the Municipal Building during normal business hours by appointment. The public hearing may be continued without further notice on such additional or other dates as the Land Use Board may determine. Formal action may be taken at this meeting.
This notice is provided pursuant to the rules of procedure of the Mansfield Township Land Use Board, applicable local ordinances, and the New Jersey Municipal Land Use Law N.J.S.A. 40:55D-1 et seq.
