PUBLIC NOTICE TO PROPERTY OWNERS
A public hearing on Application Nos. 561-SP and 25-31 will be held by the Monroe Township Zoning Board on Monday, May 11, 2026 at 6:30 p.m. located at 125 Virginia Avenue, Williamstown, NJ on the first floor in the Court Room.
The purpose of this public hearing is to consider:
Preliminary and Final Major Site Plan Approval as well as D(2) Use Variance Approval for the Great Railing Commercial Complex to construct three (3) storage buildings, parking and loading areas, and storm water management areas; and any other variances/waivers that may be required for the Board to approve this application.
(1)The Applicant intends to consolidate Block 1101, Lots 11.02, 17 and 20 for a total of 9.61 acres.
(2) The Applicant proposes to add accessory uses to the pre-existing non-conforming use known as Great Railing currently operating on Lots 17 and 20.
(3) The Applicant intends to continue the Certificate of Nonconformity - machine shop/fabrication which pre-exists on Lot 20 and which was previously granted along with a Use Variance by the Board.
(4) the Applicant requests a (d)2 variance to expand the pre-existing non-conforming machine shop/fabrication/manufacturing of fences use onto the newly consolidated Lot 17 (consolidating Lots 11.02, 17 and 20).
(5) The Applicant also proposes outdoor vehicle storage and outdoor material storage on the combined lots 11.02, 17 and 20.
(6) The proposed storage buildings on proposed Lot 17 (consolidating Lots 11.02, 17 and 20) will serve as accessory buildings for the principal use on Lot 20.
(7) D(1) variance relief was previously granted for the proposed parking area on Lots 17 and 20 to allow more than one permitted use - machine shop on Lot 20, storage buildings on Lot 11.02, truck parking on Lot 17;
(8) The Applicant does not conform to the minimum lot frontage/width of 150 feet, having 100 feet on Lot 17 and 100 feet on Lot 20, which represent a pre-existing non-conforming condition.
(9) The Applicant does not conform to the minimum front yard/building setback of 100 feet, having 50.3 feet on Lot 20, which represents a pre-existing non-conforming condition. The Applicant proposes a 301.9 foot setback on Lot 11.02.
(10) The Applicant does not conform to the minimum required side yard setback of 50 feet, having 43.41 feet on Lot 17 and 17.9 feet on Lot 20, which represents pre-existing non-conforming conditions. The Applicant proposes a 50 foot side yard for Lot 11.02.
(11) The minimum required side, rear, and front yard buffer is 50 feet. The plan does not conform as no buffer areas currently exist on Lots 20 and 17. This represents a pre-existing non-conforming condition. The Applicant proposes a 50 foot buffer for Lot 11.02.
(12) The Applicant proposes an 8-foot high vinyl fence within the front and side yard, requiring a waiver.
(13) plus other waivers or variances if needed;
and any other variances/waivers that may be required for the Board to approve this application.
The property for which this approval is being sought is located at 1068 & 1086 North Black Horse Pike (US 42) and Herbert Boulevard and is designated as Lots 11.02, 17 and 20 of Block 1101 on the Tax Map of the Township of Monroe.
All maps and documents pertaining to this application (Application Nos. 561-SP and 25-31 ) are on file in the office of the Monroe Township Zoning Board of Adjustment and may be reviewed during regular business hours at the Municipal Building.
You are advised of this hearing because you are the owner of a property within 200 feet and are required to be notified according to the law.
You are not required to participate in this hearing unless you wish to object to what the undersigned wants.
All written objections must be presented to the Zoning Board, Township of Monroe, 125 Virginia Avenue, Williamstown, NJ, 08094, before the hearing date.
