95-7.3F(2)(B)- A nonconforming building or structure may not be enlarged, extended, increased in height, width or depth; moved or relocated; or modified in such a way so as to increase habitable or usable space, number of dwelling units or number of bedrooms unless the enlargement, extension or addition conforms to all requirements of this chapter. Pursuant to 95-5.1 (Ex. 5-1), the minimum required front setback for principal structures on properties in the R-20 Zone that front on a collector or sub-collector roadway is 75 feet, whereas the existing dwelling has a front setback of approximately zero (0) feet, and a building addition/enlargement is proposed within the existing building footprint.
