NOTICE
Ordinance 2025-03
AN ORDINANCE TO AMEND THE READING TOWNSHIP ZONING ORDINANCE TO ALLOW FOR THE AVERAGING OF SETBACKS ON CERTAIN PLATTED LOTS WITHIN THE LAKE RESIDENTIAL DISTRICT.
WHEREAS, Article 7 of the Reading Township Zoning Ordinance contains various provisions relating to the requirements for structures located within the Township's Lake Residential zoning district; and
WHEREAS, the Reading Township Planning Commission, following a public hearing, has recommended that the Township Board amend Article 7 of the Township's Zoning Ordinance to add a new Section 7.04(b) to allow for the averaging of setbacks on certain plated property located in the Lake Residential District; and
WHEREAS, the Township Board has considered the recommendations of the Planning Commission and has determined that it is in the best interest of the residents of the Township to accept the recommendations of the Planning Commission and to amend the Township Zoning Ordinance accordingly.
NOW, THEREFORE, THE TOWNSHIP OF READING ORDAINS that Article 7 of the Reading Township Zoning Ordinance shall be and is hereby amended to add a new Section 7.04(b), which shall state in its entirety as follows:
(b) When two (2) or more structures located on the same side of the street and in the same residential plat, which plat borders a lake, and which structures were in existence as of the effective date of this subsection, are within three hundred (300) feet of the lot line of a lot located on the lake, the setback for any new structure from the waterfront property line shall not be less than and need not be greater than the average of the four (4) principal structures on each side of the property where the new structure is to be located, or the average of all the existing structures on each side of the relevant property when less than eight (8) structures exist.
IT IS FURTHER ORDAINED that Section 11.01(c) of the Reading Township Zoning Ordinance shall be and is hereby amended to add a subsection 11.01(c)(3), which shall state in its entirety as follows:
(3) If averaging of setbacks in the Lake Residential District pursuant to Section 7.04(b) is requested or necessary for any structure, it shall be measured by the Zoning Administrator from the nearest portion of each existing principal structure to the waterfront property line of the property upon which it is located.
This ordinance shall take effect after the expiration of seven (7) days from the date of its publication, as provided by statute.
The foregoing Ordinance was duly adopted at a regular meeting of the Reading Township Board held on the 8th day of September, 2025.
