Request for Proposals Land Sale in Smith Valley NOTICE INVITING BIDS FOR SALE OF REAL PROPERTY, LAND, IN SMITH VALLEY, LYON COUNTY, NEVADA The Walker Basin Conservancy (Conservancy) is exploring the potential sale of real property owned by the Conservancy located in Smith Valley, Lyon County, Nevada. Your Proposal must be submitted electronically to carlene.henneman@walkerbasin.org and must be received by 5:00 p.m. PST on March 2, 2026. The selected bidder will be notified no later than March 12, 2026. DESCRIPTION OF PROJECT: The portion of APN 010-441-40 being sold is approximately 538.45 acres of cultivated farmland located in Smith Valley, Lyon County, Nevada. At this time, the Conservancy is considering selling the property to help meet its goal of supporting agricultural interests in Lyon County, while also leading efforts to restore and maintain Walker Lake and to protect agricultural, environmental, and recreational interests across the Walker Basin. To achieve this, the Conservancy seeks proposals from prospective bidders ("Bidders") for purchasing the property in accordance with the requirements of the Request for Proposals. The land will be sold without water rights. This parcel is currently in process in Lyon County for a boundary line adjustment. The D-1 Adjusted (for sale) parcel dimensions are estimated and dependent on boundary line approval by the County. Bidder will be entitled to a land lease for the 2026 season; however, final sale will not occur until approval of the boundary line adjustment from the County. Proposals will be assessed based on several factors, including the prospective use of the property by the Bidder and the ability to keep it in agricultural use. Only offers that meet or exceed the fair market value will be considered.
