Request for Sealed Bids on Multifamily Exterior Rehabilitation
The project consists of the exterior rehabilitation of an existing multi-family apartment complex. The work is intended to improve the building envelope, enhance durability, address deferred maintenance, and improve the overall appearance and functionality of the property.
The scope of work includes, but is not limited to, the following:
Removal and replacement of exterior siding and associated trim components.Removal and replacement of existing windows, including flashing, sealants, and related weatherproofing measures.Removal and replacement of exterior doors, frames, hardware, and weather stripping as required.Removal and replacement of roofing shingles and associated roofing accessories.Removal and replacement of gutters, downspouts, and drainage components.Repair, replacement, and restoration of damaged or deteriorated concrete surfaces, including sidewalks, curbs, pads, and other site concrete as identified.Repair and replacement of exterior stair systems, landings, handrails, guardrails, and associated structural components as required.Site landscaping improvements, including grading, planting, mulch, lawn restoration, and other related site work.All necessary demolition, preparation, disposal, cleanup, and restoration work required to complete the improvements.Compliance with all applicable building codes, safety regulations, manufacturer requirements, and local jurisdictional standards.
The contractor shall provide all labor, materials, equipment, supervision, permits, and incidental items necessary to complete the work in accordance with the project plans and specifications.
