Use Variance and Amended Site Plan
Notice is hereby given that an Application for Variances and an Amended Site Plan Approval has been submitted by Kodiak Landscape Design, LLC of PO Box 97, Haskell, NJ, 07420 for the property at Lots 50 & 53, Block 739 also known as # 6 & # 8 Greenwood Lake Turnpike, Borough of Ringwood. A Public Hearing is scheduled for Monday, May 18, 2026 at 7:00 pm at Ringwood Borough Hall, 60 Margaret King Avenue, Ringwood, NJ. All parties are invited to attend and provide public comment. The Site Plan has been filed with the Ringwood Land Use Administrator for Public Inspection.
The basic components of the application by Kodiak Landscaping Design for Commercial Activities and Outdoor Screened Storage at #6 and #8 Greenwood Lake Turnpike, which are within the Community Shopping CS-40 Zone are as follows:
A) Storage and maintenance of landscaping equipment by Kodiak Landscape Design in the two center garage bays of the building at #8 Greenwood Lake Turnpike, Lot 50. As these are the garage bays formerly occupied by a Motorcycle Repair Shop, a very similar use, an interpretation is requested if a Change of Use Site Plan Approval under 38-2.1 d.1(c) or if a Variance is required.
B) Outdoor Storage of Landscaping Equipment by Kodiak Landscape Design within 6' tall vinyl stockade fence at #6 Greenwood Lake Turnpike, Lot 53. Although Redner Excavating has actively utilized the 5.3-acre site since 1990 including storage of excavating equipment, the new occupancy and storage by Kodiak Landscape Design may be classified as an Expansion of a Pre-existing Nonconforming Use on Lot 53. The property and site are well suited for outdoor storage as it has level topography, has been extensively disturbed and utilized by Roger Redner Excavating since 1990 and has good access to Greenwood Lake Turnpike. The outdoor storage is screened by a 6' tall stockade fence.
C) Adjoining Lot 54, within the CS-40 Zone, is occupied by a Two-Family Home. Schedule 6 of the Ringwood Zoning Regulations requires a 10' Buffer Zone to a Residential Use within the CS-40 Zone. A Variance is requested with regard to providing a landscaped buffer.
D) Any and all Approvals, Waivers and Variances the Board deems necessary.
