In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction to be held Online at Realauction.com on the 15th day of January, 2026 at 10:00 am. For more information, please go to https://muskingum.sheriffsaleauction.ohio.gov. In the event of a no sale for lack of bidders, there shall be a provisional second sale date which shall be held on the 5th day of January, 2026 at 10:00 am under ORC 2329.52(B) the following described real estate, to wit:
Parcel One:
Situated in the State of Ohio, County of Muskingum, Township of Washington, part of the Lot 2 of Underwood's Reservation recorded in Deed Book "E:. page 62 and Plat Book "A-O, Page 55 and being all of the land now owned by Terry L Krouskoupf as recorded in OR 1135-697 of the Muskingum County Recorder's Office and more particularly described as follows:
Beginning for reference at an iron pin found (5/8" no cap) at the northwest corner of sale Lot 2, thence with the west line of said lot, S 02°47'03" W a distance of 1218.05 feet to an iron pin found at the southwest corner of the lands now owned by Douglas J. Krouskoupf (OR 3056-876), the principal place of beginning;
Thence with the south line of said Douglas J. Krouskoupf's lands, S 75°01'04"E a distance of 467.58 feet to a point in the center of Adamsville Road (CR-694), passing an iron pin found (5/8") at 437.60 feet;
Thence with the center of said Adamsville Road, S 14°41'42" W a distance of 201.27 feet to point, said point being the northeast corner of the land now owned by Terry L. Krouskoupf (OR 1135-697, Parcel No.: 70-38-03-04-000
Thence with the north line of said Krouskoupf's land (70-38-03-04-000), N 77°33'17" W a distance of 422.32 feet to an iron pin found on the west line of said Lot 2, passing an iron pin found (5/8") at 30.55 feet;
Thence with the west line of said lot, N 03°00'02" E a distance of 224.86 feet to the principal place of beginning, containing a total of 2.156 acres more or less, subject to all legal highways and easements of record.
All bearing described herein are based on the Ohio State Plane Grid Coordinate, NAD83, Ohio South Grid North per GPS Observation.
All iron pins set are 5/8inch by 30 inch steel rebar with plastic identification caps marked MCPEEK PS8517.
The above described 2.156 acre parcel is based on a field survey made by Brian K McPeek of McPeek Land Surveying on October 24, 2023.

Situated in the State of Ohio, County of Muskingum, Township of Washington, Township 1, Range 7, Quarter Township 3, bounded and described as follows:
Being all of Daryl R. and Janice M. Krouskoupf property described in Deed Volume 834, Page 260, Auditor's Parcel Number 70-70-38-03-04-000.
Commencing for reference at an iron pin found at the southeast comer of Lot 74 in Mineral Addition as recorded in Plat Book 2, Page 2 of Muskingum County Records; thence South 03 degrees 01 minutes 55 seconds West, along the west line of Lot 2 of Underwood Subdivision, 298.48 feet to an iron pin the place of beginning, passing the northwest comer of 38.60 acre parcel described in Volume 213, Page 378, at 12.32 feet and an iron pin found at 73.87 feet; thence from said point of beginning, South 77 degrees 27 minutes 06 seconds East, along Daryl R. and Janice M. Krouskoupf, Volume 779, Page 277, 391.55 feet to the west right of way of Adamsville Road; thence, along the right of way of Adamsville Road, South 14 degrees 53 minutes 57 seconds West, 304.63 feet to a point; thence North 76 degrees 44 minutes 53 seconds West, along Wallwork Avenue, 328.73 feet to a point passing an axle found at 3.00 feet; thence North 03 degrees 01 minutes 55 seconds East, along the west line of Lot 2 of said Underwood's Subdivision and 40 foot vacated street, 304.53 feet to the place of beginning containing 2.50 acres, more or less.
Bearings are based on Survey by C.R. Harkness Survey of 616-94 and 02-27-93 with bearings of the west line of Lot 2 of Underwood's Subdivision bearing South 03 degrees 01 minutes 55 seconds West.
