PLEASE TAKE NOTICE that on Wednesday, April 1, 2026, the Borough of Franklin Lakes Planning Board (hereinafter the "Board") adopted a resolution granting Preliminary and Final Major Site Plan Approval and Soil Relocation Permit Approval to SHG Franklin Lakes, LLC (hereinafter the "Applicant") for the property known as 400 Parsons Pond Drive, more formally known as Block 2607, Lot 1 on the current Tax Assessment Map of the Borough of Franklin Lakes, New Jersey (the "Property"). The Applicant and the Borough of Franklin Lakes entered into an Amended and Restated Settlement Agreement (the "Agreement") on August 28, 2023, setting forth the terms for the redevelopment of the Property.
PLEASE TAKE FURTHER NOTICE that the Applicant was granted Preliminary and Final Major Site Plan Approval and Soil Relocation Permit Approval to build 433 townhouse units and 62 affordable units for a total of 495 residential units on the Property. The proposed development includes additional improvements, including, by way of example and not limitation, recreational amenities including a club house, pool, pool patio, pickle ball court, sidewalks, landscaping, lighting, stormwater management improvements, a sanitary sewer service system, water system and the construction of interior roadways and parking areas servicing the dwelling units. The Applicant was granted approval of a soil relocation permit to allow for 91,240 cy of cut, 190,476 cy of fill resulting in a net import of 99,236 cy.
PLEASE TAKE FURTHER NOTICE that the Applicant was granted an exception pursuant to N.J.S.A. 40:55D-51 from the checklist requirements to provide plans at no greater than 1" = 20' where plans at a different scale were permitted.
PLEASE TAKE FURTHER NOTICE that the memorializing Resolution, as adopted is on file with the Planning Board of the Borough of Franklin Lakes at Borough Hall, 480 DeKorte Drive, Franklin Lakes, New Jersey 07417 and is available for inspection during normal hours, Monday through Thursday 8:30 AM to 3:30 PM and Friday 8:30 AM to 1:30 PM.
