SHREWSBURY BOROUGH, MONMOUTH COUNTY, NJ, LAND USE BOARD NOTICE OF HEARING.
Please take notice that an appeal has been filed with the Shrewsbury Borough Land Use Board. The application concerns the property at 791 Shrewsbury Avenue, Shrewsbury, NJ 07702, designated on the Shrewsbury tax map as Block 29 and Lot 12. The application is brought by RTR Motors, LLC, which operates out of the property. The purpose of this appeal is to seek (a) reversal of the decision of a Zoning Officer for the Borough denying an application for a Municipal Approval Certificate for Business License permitting the indoor-display and sale of a limited number of used vehicles as may be, from time to time, repaired and/or reconditioned in conformity with a pre-existing, permitted use at the autobody garage operated in the Borough and (b) approval of the application for a Municipal Approval Certificate.  The Certificate is required to obtain a used-vehicle license from the New Jersey Motor Vehicle Commission, which previously had been issued in favor of a related entity operating on the property pursuant to an approval issued by the Borough. In connection with the appeal, we request that the Board: (a) reverse the Officer's decision; and (b) either (i) recognize the pre-existing use pursuant to Section 94-4.1 of Code of the Borough of Shrewsbury (the Code) or, in the alternative, (ii) grant a variance pursuant to Section 94-6.7 of the Code permitting the use; and (c) issue the requested Certificate. A public hearing on this application has been scheduled for November 5, 2025 at 6:45 p.m. in the Municipal Building, located at 419 Sycamore Avenue, Shrewsbury, New Jersey.
