SPARTA TOWNSHIP ZONING BOARD OF ADJUSTMENT LEGAL NOTICE HEARING
Please take notice that on November 12,2025 at 7 p.m. the Sparta Township zoning Board will conduct a public hearing in the Sparta Township Municipal Building Court Room, located at 65 Main St. Sparta, NJ 07871 to consider application # ZBA 13-25 Variance application for Tracy Jent, which involves the property located at 439 West Shore Tr. Sparta, also known as Block 4031, Lot 33 on the Sparta Tax Map located in an R3 Zone. The applicant is requesting to construct a 341 SF covered porch and open balcony on the front of the home. The applicant is requesting the following variances and
/ waivers from the Sparta Land Use Ordinance: 1. Front yard setback of 35.6 FT where the existing setback is 40.6 FT with a minimum required setback of 35 FT. 2. Right side yard setback of 5.5 FT with the pre-existing setback of the existing home is at 5.5FT, minimum required setback is 8 FT 3. Building coverage, the proposed building coverage is 21%, the existing building coverage is 17.6%, and the minimum requirement is 18%. 4. Proposed impervious coverage is 25.22%, the existing impervious coverage is 32.07%, and the minimum requirement is 25%. Removal of a concrete patio and a small additional paved parking space to be removed to lower the impervious coverage by 470SF to bring it much closer to the minimum requirement of 25%.
