ZONING BOARD OF ADJUSTMENT
LEGAL NOTICE OF HEARING
PLEASE TAKE NOTICE that 66 Wood Port LLC has applied to the Zoning Board of Adjustment of Sparta Township for a D1 Use Variance to utilize the pre-existing freestanding sign as a billboard for property located at 66 Woodport Road and designated as Block 2026, Lot 3 on the Sparta Township Tax Map and located in the Town Center Commercial Office (TCCO) Zone. The proposed billboard shall be limited to advertisements for Onore Clothing and other businesses in the Lake Mohawk Town Center Plaza.
Applicant further seeks relief under N.J.S.A 40:55D §68 to modify and continue the pre-existing, non-conforming sign and requests variances from §18-4.25(e)(9) and §18-4.24(e)(12) which states no freestanding sign shall exceed 28 square feet based on the building square footage and no sign shall exceed 10% of the wall height or 2 feet whichever is less or exceed 50% of width of the wall or 12 feet whichever is less where the pre-existing freestanding sign consisting of 62.57 square feet, 8.99 feet in height and 6.96 feet in width with a sign area of 47.71 square feet on each side, 7.79 feet in height, and 6.125 feet in width is proposed to remain and §18-4.24(e)(12) which states signs must be located at places of business to which they refer where a sign advertising offsite businesses is proposed. Applicant also requests such other variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate by the Board.
A public hearing will be held on January 14, 2026 at 7:00 P.M. at the Sparta Township Municipal Building, located at 65 Main Street, Sparta, New Jersey 07871. All persons interested in said application may appear in person, or by agent or attorney, to participate in the meeting and present any objections that they may have to the granting of the relief sought and/or to provide public comment at the appropriate time.
Plans and other documentation relating to this application will be on file and available for public inspection at least ten (10) days before the hearing during normal business hours in the Planning office located in the Sparta Township Municipal Building, 65 Main Street, Sparta, New Jersey 07871.
