NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, H & M Properties1, Inc., 190 Cotham Drive, Huntingdon, TN 38344 executed and delivered a certain Promissory Note dated October 27, 2020, for Thirty-four Thousand and 00/100 Dollars ($34,000.00) payable to DTH REO, Inc.; and
WHEREAS, as security for said note, H & M Properties1, Inc., 190 Cotham Drive, Huntingdon, TN 38344 executed and delivered a Deed of Trust to DAVID A. BUTTROSS II, YOUSSEF LAHLOU, REGINA BUTTROSS, or DAVID HOWELL as Trustee, with DTH REO, Inc., as Beneficiary, said Deed of Trust being dated October 27, 2020, and recorded in Deed of Trust Book 7254, page 7765 of the Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi, bearing Instrument No. 1739510; and
WHEREAS, said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named therein, and DTH REO, Inc., acting by and through DAVID A. BUTTROSS II, Its PRESIDENT, as the holder of the note, did appoint RUSSELL S. MANNING of Biloxi, Mississippi to be Trustee under said Deed of Trust in place and instead of DAVID A. BUTTROSS II, YOUSSEF LAHLOU, REGINA BUTTROSS, or DAVID HOWELL with all powers and duties of the original trustee, said appointment of Substituted Trustee dated July 26, 2025, which appears of record in Book 7324, pages 5315-5317, and bearing Instrument No. 1912430, Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi; and
WHEREAS, said H & M Properties1, Inc. has defaulted in the terms of said Note and Deed of Trust by failing to make payments therein as specified and failing to pay the interest thereon, and under the terms of said Note and Deed of Trust the entire amount of said indebtedness is declared due and payable; and
WHEREAS, said DTH REO, Inc., has demanded that the same be foreclosed in the manner provided therein so as to satisfy the indebtedness thereby secured; and
WHEREAS, said Deed of Trust provided for the sale of said property at the main front door of the Courthouse of Hinds County, Mississippi;
NOW THEREFORE, I, Russell S. Manning, Substituted Trustee, as aforesaid, will on October 1, 2025, offer for sale and sell during the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the North front door of the Hinds (First Judicial District) County Courthouse, Jackson, Mississippi, at public outcry, to the highest bidder for cash, the following described property, together with the appurtenances and improvements thereunto belonging, or in any wise appertaining, lying and being situated in Hinds County, Mississippi, and being more particularly described as follows, to-wit:
THE FOLLOWING LANDS AND PROPERTY, TOGETHER WITH ALL IMPROVEMENTS LOCATED THEREON, LYING IN HINDS COUNTY, MISSISSIPPI, TO WIT:
LOT 4, BLOCK A, MCNAIR ADDITION, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, IN PLAT BOOK 3, PAGE 67, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
THIS BEING THE SAME PROPERTY CONVEYED TO BRETT S. GARDNER, DATED 2/11/2016 AND RECORDED ON 2/22/2016 IN BOOK 7186, PAGE 4507, IN THE HINDS COUNTY RECORDERS OFFICE.

which currently has the address of 755 Lorraine Street, Jackson, MS ("Property Address").
The above being the identical property described in the foregoing Deed of Trust as described therein.
The title to the above property is believed to be good; however, I will convey only such title as is vested in me under the terms and conditions of the aforementioned Deed of Trust.
