TO ALL THE DEFENDANTS ABOVE-NAMED:
YOU ARE HEREBY SUMMONED and required to appear and defend by answering the Complaint in this action, of which a copy is herewith served upon you, and to serve a copy of your Answer on the subscribers at their offices, 1800 St. Julian Place, Suite 407, Columbia, SC 29204 or P.O. Box 2065, Columbia, SC 29202, within thirty (30) days after the service hereof, exclusive of the day of such service; except that the United States of America, if named, shall have sixty (60) days to answer after the service hereof, exclusive of the day of such service; and if you fail to do so, judgment by default will be rendered against you for the relief demanded in the Complaint.
YOU WILL ALSO TAKE NOTICE that should you fail to Answer the foregoing Summons, the Plaintiff will move for a general Order of Reference of this cause to the Master-In-Equity or Special Referee for Greenville County, which Order shall, pursuant to Rule 53 (e) of the South Carolina Rules of Civil Procedure, specifically provide that the said Master-In-Equity or Special Master is authorized and empowered to enter a final judgment in this cause.

YOU WILL PLEASE TAKE NOTICE that the Summons and Complaint, of which the foregoing is a copy of the Summons, were filed with the Clerk of Court for Greenville County, South Carolina on June 12, 2026.
PLEASE TAKE NOTICE that the order appointing Ian C. Gohean, whose address is 325 Rocky Slope Road, Suite 201, Greenville, SC 29607, as Guardian Ad Litem Nisi for all persons whomsoever herein collectively designated as Richard Roe, defendants herein whose names and addresses are unknown, including any thereof who may be minors, incapacitated, or under other legal disability, whether residents or non-residents of South Carolina; for all named Defendants, addresses unknown, who may be infants, incapacitated, or under a legal disability; for any unknown heirs-at-law of Shane Limes a/k/a Shane L. Limes a/k/a Shane Lance Limes, including their heirs, personal representatives, successors and assigns, and all other persons entitled to claim through them; and for all other unknown persons with any right, title, or interest in and to the real estate that is the subject of this foreclosure action, was filed in the Office of the Clerk of Court for Greenville County on the 23rd day of June 2026
YOU WILL FURTHER TAKE NOTICE that unless the said Defendants, or someone in their behalf or in behalf of any of them, shall within thirty (30) days after service of notice of this order upon them by publication, exclusive of the day of such service, procure to be appointed for them, or any of them, a Guardian Ad Litem to represent them or any of them for the purposes of this action, the Plaintiff will apply for an order making the appointment of said Guardian Ad Litem Nisi absolute.
LIS PENDENS
NOTICE IS HEREBY GIVEN that an action has been commenced by the Plaintiff above named against the Defendant(s) above named for the foreclosure of a certain mortgage given by Shane Lance Limes and Michele Limes to Mortgage Electronic Registration Systems, Inc. as nominee for Lower, LLC, dated April 26, 2024, recorded April 26, 2024, in the Office of the Clerk of Court/Register of Deeds for Greenville County, in Book 5773 at Page 1517; thereafter, said Mortgage was assigned to JPMorgan Chase Bank, National Association by assignment instrument dated May 8, 2026 and recorded May 18, 2026 in Book 5873 at Page 5700.
The description of the premises is as follows:
All that certain piece, parcel or lot of land situate, lying and being in the State of South Carolina, County of Greenville, being shown and designated as Lot 44, on a plat of Greenrich Mill prepared by Arbor Land Design, LLC, dated May 22, 2023, and recorded in the Office of the Register of Deeds for Greenville County in Plat Book 1466, at Page 22; reference to said plat being hereby made for a more complete metes and bounds description thereof.
This being the same property conveyed unto Shane Lance Limes and Michele Limes, as joint tenants with right of survivorship and not as tenants in common, by deed of Eastwood Construction Partners, LLC, a North Carolina limited liability company dated April 26, 2024 and recorded April 26, 2024 in Book 2717 at Page 5231 in the Office of the Clerk of Court/Register of Deeds for Greenville County.
Subsequently, Michele Limes a/k/a Michele L. Limes a/k/a Michele Louise Limes a/k/a Chel Limes died on March 20, 2025 (see Death Certification recorded October 23, 2025 in Book 2769 at Page 1978 in the Office of the Clerk of Court/Register of Deeds for Greenville County) and by operation of law, her interest in the subject property vested in the surviving joint tenant(s), Shane Lance Limes, by virtue of the joint tenancy with right of survivorship.
Subsequently, Shane Limes a/k/a Shane L. Limes a/k/a Shane Lance Limes died on or about December 14, 2025 and no probate case has been opened with the probate court for Greenville County. If any party has any information as to the existence and/or opening of a probate court file for the Estate of Shane Limes a/k/a Shane L. Limes a/k/a Shane Lance Limes, it is requested that you contact counsel for Plaintiff immediately with that information.
