ZONING BOARD OF ADJUSTMENT
LEGAL NOTICE OF HEARING
PLEASE TAKE NOTICE that Tracey Manser has applied to the Zoning Board of Adjustment of Stillwater Township to construct a single-family dwelling with improvements on the vacant corner lot for property located at intersections of Pepperidge Drive, New Lane, and Crandon Lake Drive West/West Shore Drive and designated as Block 307, Lot 8 on the Stillwater Township Tax Map and located in the R-7.5 Residential Zone. Applicant requests variances from §240-106(D)(1) which states the minimum lot area of 7.5 acres is required where a pre-existing lot area of 1.22 acres is proposed to remain, §240-106(D)(3) which states the minimum front yard setback of 100 feet is required for corner lots where a front yard setback of 75.8 feet, 75.5 feet and 93.9 feet are proposed, and §240-104(K)(1) which states the minimum bedrock depth of 3.5 feet is required where the pre-existing bedrock depth of 3 feet is proposed to remain. Applicant also requests such other variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate by the Board.
A public hearing will be held on November 17, 2025 at 7:00 P.M. at the Stillwater Township Municipal Building, located at 964 Stillwater Road, Newton, New Jersey 07860. All persons interested in said application may appear in person, or by agent or attorney, to participate in the meeting and present any objections that they may have to the granting of the relief sought and/or to provide public comment at the appropriate time.
Plans and other documentation relating to this application will be on file with the Zoning Board Secretary and available for public inspection at least ten (10) days before the hearing during normal business hours in the office of the Municipal Clerk located in the Stillwater Township Municipal Building, 964 Stillwater Road, Newton, New Jersey 07860.
