SUBSTITUTE TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS
WHEREAS, on the 25th day of July, 2019, David A. Neeley and Amy Neeley executed a Deed of Trust to Nicole Lewellyn, Trustee for the benefit of PriorityOne Bank, said Deed of Trust was recorded on August 5, 2019 in Deed of Trust Book 7237 at Page 2272 in the Office of the Chancery Clerk of Hinds County, Mississippi;
WHEREAS, the aforesaid PriorityOne Bank, the holder of said Deed of Trust and the promissory note secured thereby, substituted Derek A. Henderson as Trustee therein as authorized by the terms thereof, by instrument dated August 21, 2025 and recorded September 9, 2025, in the Office of the Chancery Clerk of Hinds County, Mississippi, as Instrument No. 1913281 in Book 7321 at Page 7572;
WHEREAS, default having been made in the terms and conditions of said Deed of Trust recorded in Deed of Trust Book 7237 at Page 2272 and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, PriorityOne Bank, having requested the undersigned Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Trustee's fees and expenses of sale; and
NOW, THEREFORE, I, DEREK A. HENDERSON, TRUSTEE, in said Deed of Trust, will on the 5th day of November, 2025, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the North Front Door of the Hinds County Courthouse, at Jackson, Mississippi, the following described property situated and lying in Hinds County, Mississippi, to-wit:
Lot 42, Sherwood Forest, Part 8, a subdivision according to the map or plat thereof on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson, Mississippi, recorded in Plat Book 21 at Page 48, reference to which is hereby made in aid of and as a part of this description.
Commonly known as 4434 Wedgewood Street, Jackson, MS 39211.
I WILL CONVEY ONLY such title as is vested in me as Substituted Trustee without warranty whether expressed or implied.
