SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the 27th day of March A.D., 2007, JUNIOR DALE BROOME and JOSHUA THOMAS BROOME, executed a certain Deed of Trust unto RAY J. RICHARD, Trustee, GRAND BANK FOR SAVINGS, FSB, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Deed of Trust Book 1561 at Page 565; and; WHEREAS, on the 18th day of November, A.D., 2025, Beneficiary appointed J. Ward Conville as Substitute Trustee, which instrument is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2610 at Page 44; and WHEREAS, default having been made in the payment of a portion of the indebtedness secured by said Deed of Trust, and the holder of said Deed of Trust having declared all of the amount due and having requested this sale for the purpose of paying said indebtedness or as much thereof as said sale brings; and NOW THEREFORE, I, J. Ward Conville, Substitute Trustee, will on the 14th day of January, A.D., 2026, within lawful hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., offer for sale and will sell, at public outcry to the highest bidder for cash, at the Northeast main door of the Paul B. Johnson, Jr. Chancery Facility, which Chancery Facility is located at 641 Main Street in the City of Hattiesburg, County of Forrest, State of Mississippi, the following described real property, situate and being in the County of Forrest, State of Mississippi, and being more particularly described as follows, to-wit: Beginning at the Northwest Corner of the Southeast Quarter of the Northeast Quarter (SE ¼ of the NE ¼) of Section Two (2), Township Four (4) North, Range Thirteen (13) West, and run thence South 15 feet to the Northwest Corner of the Bates Lot, thence run East 300 feet for a point of beginning; thence run South 300 feet, thence run East 75 feet, thence run North 300 feet, thence run West 75 feet to the point of beginning; all of said property being in Forrest County, Mississippi, together with all improvements and appurtenances thereunto belonging.
