SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the 27th day of October A.D., 2022, CAITLIN PAIGE STEPHENS, executed a certain Deed of Trust unto RICHARD & THOMAS, PLLC, Trustee, DARKHORSE INVESTMENTS, LLC, Beneficiary, to secure an indebtedness therein described, which said Deed of Trust is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Deed of Trust Book 2481 at Page 114; and WHEREAS, on the 16th day of May A.D., 2023, DARKHORSE INVESTMENTS, LLC, executed an Assignment of Deed of Trust unto GRAND BANK FOR SAVINGS, FSB, which said Assignment is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2481 at Page 151; and WHEREAS, on the 26th day of January, A.D., 2026, the Beneficiary appointed J. Ward Conville as Substitute Trustee, which instrument is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2619 at Page 661; and WHEREAS, default having been made in the payment of a portion of the indebtedness secured by said Deed of Trust, and the holder of said Deed of Trust having declared all of the amount due and having requested this sale for the purpose of paying said indebtedness or as much thereof as said sale brings; NOW THEREFORE, I, J. Ward Conville, Substitute Trustee, will on the 18th day of March, A.D., 2026, within lawful hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., offer for sale and will sell, at public outcry to the highest bidder for cash, at the Northeast main door of the Paul B. Johnson, Jr. Chancery Facility, which Chancery Facility is located at 641 Main Street in the City of Hattiesburg, County of Forrest, State of Mississippi, the following described real property, situated and being in the County of Forrest, State of Mississippi, and being more particularly described as follows, to-wit: Lot 16, Block 5, of the Moseley and Dozier Subdivision or Addition to the Kamper and Whinnery Subdivision No. 1 of the City of Hattiesburg, Forrest County, Mississippi. Together with all improvement and appurtenances thereunto belonging. I will convey only as much title as is vested in me as Substitute Trustee.
