SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the 12th day of July, A.D., 2023, MARCUS SIMS executed a certain Deed of Trust unto STEPHEN THOMAS, Trustee, J. WARD CONVILLE, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, Deed of Trust Book 2488 at Page 177-188; and WHEREAS, on the 9th day of October, A.D., 2025, J. WARD CONVILLE executed an Assignment of Deed of Trust unto G & C FUNDING, LLC, which said Assignment is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2601 at Page 518-519; and WHEREAS, on the 7th day of May, A.D., 2026, the Beneficiary appointed J. WARD CONVILLE as Substitute Trustee, which instrument is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2634 at Page 641-642; and WHEREAS, on the 18th day of May, A.D., 2026, Beneficiary executed a Corrective Substitution of Trustee, which instrument is recorded in the office of the Chancery Clerk of Forrest County, Mississippi, in Book 2636 at Page 300-301. WHEREAS, default having been made in the payment of a portion of the indebtedness secured by said Deed of Trust, and the holder of said Deed of Trust having declared all of the amount due and having requested this sale for the purpose of paying said indebtedness or as much thereof as said sale brings; NOW THEREFORE, I, J. Ward Conville, Substitute Trustee, will on the 17th day of June, A.D., 2026, within lawful hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., offer for sale and will sell, at public outcry to the highest bidder for cash, at the Northeast main door of the Paul B. Johnson, Jr. Chancery Facility, which Chancery Facility is located at 641 Main Street in the City of Hattiesburg, County of Forrest, State of Mississippi, the following described real property, situated and being in the County of Forrest, State of Mississippi, and being more particularly described as follows, to-wit: Lot 3, Block E of Lakewood Estates Subdivision, First Addition, Forrest County, Mississippi, as per the map or plat thereof on file in Plat Book 11 at Page 29 in the office of the Chancery Clerk of Forrest County, Mississippi, together with all improvements and appurtenances thereunto belonging.
