SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on July 28, 2022, Expert Service LLC executed a Deed of Trust to Michael A. King, Trustee for the benefit of Trustmark National Bank, now Trustmark Bank, by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record in the Mississippi Secretary of State's office, which is recorded in Book 2449 at Page 15 in the office of the Chancery Clerk of Forrest County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Trustmark Bank, has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Substituted Trustee's fees, and expenses of sale. NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on October 3, 2025, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the northeast rear entrance of the Paul B. Johnson Chancery Building in Hattiesburg, Mississippi, the following described property together with all improvements thereon situated in Forrest County, Mississippi, being the same property described in the Deed of Trust: Lot 19, Block 1 Pine Acres Subdivision, City of Hattiesburg, Forrest County, Mississippi, as per the map or plat thereof on file in the office of the Chancery Clerk of said Forrest County, Mississippi, together with all improvements thereon and appurtenances thereunto belonging.
