SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HINDS 1ST WHEREAS, on the 13th day of May, 2016, Rochell Anderson, single woman, executed and delivered a certain Deed of Trust unto Paige L Purvis PA, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Fidelity Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7191 at Page 6259 Instrument# 1533997; and WHEREAS, Rochell Anderson, single woman is also known as Rochelle Anderson per the land records of Hinds 1st County, Mississippi; and WHEREAS, on the 22nd day of October, 2019, Mortgage Electronic Registration Systems, Inc. as nominee for Fidelity Bank, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7241 at Page 1844 Instrument# 1695357; and WHEREAS, on the 2nd day of March, 2020 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7245 at Page 846 Instrument# 1704647; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 26th day of September, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit: Lot 162 River Bend Place, Part Five, a subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery clerk of Hinds County, at Jackson, Mississippi, in Plat Book 37 at Page 16, reference to which is hereby made in aid of and as a part of this description.
