SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF MADISON
WHEREAS, on the 15th day of July, 2005, Wade G. Manor and Pamela G. Manor, as joint tenants with right of survivorship, executed and delivered a certain Deed of Trust unto Bryan P. Griffin, Trustee for Wells Fargo Financial Mississippi 2, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Madison County, Mississippi in Book 1943 at Page 240 Instrument# 476544; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. Bank Trust National Association, not in its individual capacity, but solely as trustee of Citigroup Mortgage Loan Trust 2018-B by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3953 at Page 211 Instrument# 912040; and
WHEREAS, on the 8th day of November, 2024 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4497 at Page 596 Instrument# 1014209; and
WHEREAS, on the 21st day of November, 2024, a Scrivener's Affidavit was recorded via instrument appearing in the aforesaid land records to correct an error in the legal description in the subject deed of trust; this Affidavit appears in T Book 4500 at Page 469 Instrument# 1014689; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 25th day of September, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Courthouse door - front entrance Circuit Courthouse, 128 W. North Street at Canton, Mississippi, for cash to the highest bidder, the following described land and property situated in Madison County, Mississippi, to-wit:
Lot 161, Woodland Hills of Annandale, Part 4, a subdivision according to a map or plat, thereof which Is on file and of record in the office of the Chancery Clerk of Madison County at Canton, Mississippi in Plat Cabinet C at Slot 139, reference to which is hereby made in aid of and as a part of this description.
BEING THE PROPERTY CONVEYED IN Warranty Deed from Chris John Andrews to Wade G. Manor And Pamela G. Manor. dated 04/23/2001, recorded 05/02/2001, in Deed Book 485. Page 780, in the Clerk of Chancery Court for Madison County. Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
