SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF FORREST
WHEREAS, on the 10th day of August, 2007, Brian Brown, a single person, executed and delivered a certain Deed of Trust unto Ray J. Richard, Trustee for Grand Bank for Savings, fsb, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Forrest County, Mississippi in Book 1590 at Page 41 Instrument# 124861; and
WHEREAS, on the 9th day of October, 2017, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Mortgage Book 2145 at Page 457 Instrument# 766822; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to PennyMac Loan Services, LLC by instrument recorded in the office of the aforesaid Chancery Clerk in Book 2039 at Page 114 Instrument# 741111; and
WHEREAS, on the 3rd day of April, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Mortgage Book 2573 at Page 40; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 7th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Northeast main entrance (back door) of the Forrest County Courthouse, Paul B. Johnson, Jr. Chancery Facility, which Chancery Facility is located at 641 Main Street at Hattiesburg, Mississippi, for cash to the highest bidder, the following described land and property situated in Forrest County, Mississippi, to-wit:
Beginning 30 feet west of the Southeast corner of Southwest 1/4 of Northeast 1/4: thence North 1009 feet to Tatum's RR right-of-way, West 320 feet; South 293 feet; West 47 feet to the Point of Beginning; thence from said Point of Beginning, run South 97 feet; thence run West 173 feet, more or less; thence run North along highway 82 feet, more or less, to the W.H. Fairley Property, thence East along said Fairley property to the Point of Beginning, all being and lying in Section 22, Township 4 North, Range 13 West, Forrest County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
