SUBSTITUTED TRUSTEE'S NOTICE OF SALE COUNTY OF MADISON WHEREAS, on the 1st day of April, 2010, Julia C. Puckett, a single woman, executed and delivered a certain Deed of Trust unto H. Fariss Crisler III, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Advantage Mortgage Corporation, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Madison County, Mississippi in Book 2523 at Page 889 Instrument# 616163; and WHEREAS, on the 3rd day of May, 2022, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in T Book 4203 at Page 668 Instrument# 956074; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Lakeview Loan Servicing, LLC by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3817 at Page 478 Instrument# 885208; and WHEREAS, on the 4th day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in T Book 4594 at Page 797 Instrument# 1034521; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 23rd day of October, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Courthouse door - front entrance Circuit Courthouse, 128 W. North Street at Canton, Mississippi, for cash to the highest bidder, the following described land and property situated in Madison County, Mississippi, to-wit: Lot 30, Wellington, Part One-A, a subdivision, according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Madison County, at Canton, Mississippi, in Plat Cabinet E at Slide 107A and 107B thereof, reference to which map or plat is hereby made in aid of and as a part of this description.
