SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS 1ST
WHEREAS, on the 28th day of November, 2022, Danielle Turner and Anthony Turner, wife and husband, executed and delivered a certain Deed of Trust unto WFG National Title Insurance Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7290 at Page 6625 Instrument# 1823169; and
WHEREAS, on the 22nd day of August, 2024, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Book 7311 at Page 126 Instrument# 1875522; and
WHEREAS, on the 18th day of July, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7234 at Page 3972 Instrument# 1911867; and
WHEREAS, on the 15th day of August, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7324 at Page 9283 Instrument# 1913777; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 24th day of October, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit:
Lot 30, Block "C", Briarwood Terrace Subdivision, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat book 18 at page 33, reference to which is hereby made in aid of and as a part of this description.
I will only convey such title as is vested in me as Substitute Trustee.
