SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HINDS 1ST WHEREAS, on the 8th day of June, 2007 and acknowledged on 9th day of June, 2007, Ella L. McNair aka Ella McNair , An Unmarried Person, executed and delivered a certain Deed of Trust unto Lem Adams, III, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Suntrust Mortgage, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 6716 at Page 267 Instrument# 1091516; and WHEREAS, Ella L. McNair aka Ella McNair, An Unmarried Person is also known as Ella Louise Eason per the land records of Hinds 1st County, Mississippi; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7311 at Page 8004 Instrument# 1894415; and WHEREAS, on the 12th day of February, 2019 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7231 at Page 1608 Instrument# 1661440; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 7th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit: Lot 175, Magnolia Terrace, Part 6, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Plat Book 25 at Page 39 thereof, reference to which is hereby made in aid of and as a part of this description.
