SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS 1ST
WHEREAS, on the 22nd day of July, 2024, Olivia D Burton, a married woman as her sole and separate property, as sole ownership, executed and delivered a certain Deed of Trust unto James N. Adams, Jr. Adams & Edens, PA, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for United Wholesale Mortgage, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7309 at Page 7605 Instrument# 1874667; and
WHEREAS, on the 2nd day of September, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for United Wholesale Mortgage, LLC, assigned said Deed of Trust unto United Wholesale Mortgage, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7321 at Page 8335 Instrument# 1913895; and
WHEREAS, on the 25th day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7325 at Page 5690 Instrument# 1931814; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 5th day of December, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit:
LOT 47, CASCADES PHASE I, PART 1-A, a subdivision according to the map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 29 at Page 41, reference to which is hereby made in aid of and as a part of this description.
LESS AND EXCEPT:
Beginning at the Southeast corner of the aforesaid Lot 47, Cascades, Phase I, Part 1-A and run thence North 88 degrees 25 minutes 53 seconds West along the South boundary of said Lot 47 for a distance of 99.34 feet; run thence North 35 degrees 38 minutes 48 seconds West along said South boundary of said Lot 47 for a distance of 30.14 feet to the Southwest corner of said Lot 47; run thence South 76 degrees 53 minutes 33 seconds East for a distance of 119.99 feet to the POINT OF BEGINNING.
I will only convey such title as is vested in me as Substitute Trustee.
