SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HINDS 1ST WHEREAS, on the 12th day of March, 2021, Eric Deshun Wilson and Shikeila Michelle McGee, as joint tenants with right of survivorship, executed and delivered a certain Deed of Trust unto Nathan Vogt, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for First Horizon Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7263 at Page 6417 Instrument# 1748215; and WHEREAS, on the 23rd day of June, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS") as beneficiary, as nominee for First Horizon Bank, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7322 at Page 9392 Instrument# 1910522; and WHEREAS, on the 8th day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7325 at Page 2923 Instrument# 1930758; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 12th day of December, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit: Lot 8, Avery Gardens, a subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Hinds County, at Jackson, Mississippi, in Plat Book 28 at Page 44, reference to which is hereby made in aid of and as a part of this description.
